Border Patrol Chief Relieved of Command Same Day He Testified Before Congress, Raising Retaliation Concerns​


Gregory K. Bovino, the chief patrol agent of the El Centro Border Patrol sector in California’s imperial valley, offered a transcribed interview with the House Oversight Committee and House Homeland Security Committee on July 12, 2023. According to Oversight Committee Chair James Comer (R-Ky.) and Homeland Security Committee Chair Mark Green (R-Tenn.), within hours of finishing his testimony, Mr. Bovino was informed that he had been relieved of his command at the El Centro sector and “reassigned to a vague, indefinite, and temporary headquarters assignment.”

The timing of Mr. Bovino’s reassignment raised suspicions for Mr. Comer and Mr. Green that the CBP had reassigned the Border Patrol official in retaliation for his testimony.

Thanks to The Federal Reserve, office property values have gone crazy despite rising vacancy rates.

US office space vacancies (white line) have soared since 2008 as The Fed’s massive monetary expansion (blue and green line) has not helped. But Fed monetary expansion DID help drive office prices! At least until 2022, when office space values began to fall. Notice that office values are falling as The Fed withdraws monetary stimulus.

During the regional bank failures in March, we directed our readership to focus on the next potential crisis: “CRE Nuke Goes Off With Small Banks Accounting For 70% Of Commercial Real Estate Loans.” By late March, Morgan Stanley warned clients of an upcoming maturity wall in commercial real estate, which amounts to $500 billion of loans in 2024, and a total of $2.5 trillion in debt that comes due over the next five years.

In a recent Bloomberg interview, Barry Sternlicht’s Starwood Capital Group warned that the CRE space is in a “Category 5 hurricane.” He said, “It’s sort of a blackout hovering over the entire industry until we get some relief or some understanding of what the Fed’s going to do over the longer term.”

The current downturn in CRE could persist for years, if not through the end of this decade. Jan Mischke, a partner at the McKinsey Global Institute, along with Olivia White, a senior partner at McKinsey, and Aditya Sanghvi, a senior partner and leader of McKinsey’s real estate special initiative, published a note in Fortune, warning “$800 billion of office space in just nine cities could become obsolete by 2030.”

The Biden administration unveiled a regulatory proposal late Friday targeting water heaters, the latest in a string of energy efficiency actions cracking down on home appliances.

The Department of Energy (DOE) said its proposal would ultimately "accelerate deployment" of electric heat pump water heaters, save Americans billions of dollars and vastly reduce carbon emissions. If finalized, the proposed standards would force less energy efficient, but cheaper, water heaters off the market.

"Today’s actions — together with our industry partners and stakeholders — improve outdated efficiency standards for common household appliances, which is essential to slashing utility bills for American families and cutting harmful carbon emissions," Energy Secretary Jennifer Granholm said in a statement.

"This proposal reinforces the trajectory of consumer savings that forms the key pillar of Bidenomics and builds on the unprecedented actions already taken by this Administration to lower energy costs for working families across the nation," she continued.

Under the rule, the federal government would require higher efficiency for heaters using heat pump technology or, in the case of gas-fired water heaters, to achieve efficiency gains through condensing technology. Non-condensing gas-fired water heaters, though, are far cheaper and smaller, meaning they come with lower installation costs.

According to the DOE, water heating accounts for 13% of annual residential energy use and consumer utility costs.

In addition to water heaters, over the last several months, the DOE has unveiled new standards for a wide variety of other appliances including gas stoves, clothes washers, refrigerators and air conditioners. The agency's comment period on a separate dishwasher regulatory proposal concluded Tuesday.

I can understand championing innovations that are more energy efficient, but what I don't go along with is the heavy-handed approach that you will comply.
In a free society, everyone should have a choice, and those choices are often based on the initial costs of these innovations and whether your current appliance is still working just fine.
